A Conshohocken developer is gutting the condemned Seaspray complex for demolition and plans a four-story, 43-unit condo building in its place.

The story
The How Group of Conshohocken, Pa. bought the condemned Seaspray complex in late 2025 for $5.96 million and has started gutting the interiors ahead of demolition. Going up in its place is a four-story building with 43 condo units.
Planning board documents show 87 off-street parking spaces. The plans include an outdoor pool with cabana seating, a fitness center, EV charging and a green roof, which would be the first in Ocean City.
Prices have not been set. The developer's vice president of development estimated two-bedrooms in the mid to high $700,000s and three-bedrooms near $900,000. Demolition happens in 2026, construction starts in early 2027, and he put the build at about three years.
The Seaspray dates to the 1950s as a motel. It was converted to condos in 1981 and was red-tagged unsafe for human occupancy in 2024.
